I recently had a home built. I had planed on doing a manufactured home (mobile home) because I tough it would be a better deal. I ended up doing a modular home. If you plan on putting you mobile home on a permanent foundation the price difference may not be that much. Modular homes appraise and insure like sight built homes. My decision was made by talking with various banks, appraises and insurance companies. Quite a bit in insurance and the bank, esp later when you want to try to get an equity line or sell the place.

The rate will be higher , and the appreciation wont be as much as a SFR or condo. If you can avoid buying a mobile home just my opinion.
