Its definitly going to be alot harder to get financing for a mobile home. The rate will be higher , and the appreciation wont be as much as a SFR or condo. If you can avoid buying a mobile home just my opinion. All the best
I disagree with the first person you can get a loan for a mobile home. Just make sure you use a bank you can trust.

Quite a bit in insurance and the bank, esp later when you want to try to get an equity line or sell the place.
I recently had a home built. I had planed on doing a manufactured home (mobile home) because I tough it would be a better deal. I ended up doing a modular home. If you plan on putting you mobile home on a permanent foundation the price difference may not be that much.
Modular homes appraise and insure like sight built homes. My decision was made by talking with various banks, appraises and insurance companies.
